A Building Energy Rating cert is a document that provides an overview of your home’s energy performance. It is generally valid for 10 years.

Each government in the European Union has committed to a simple and standardized system 0f assessing the energy performance of buildings. The BER rating system is Ireland’s implementation

Part L of the building regulations sets out the maximum carbon emissions and energy usage of the building to minimize its environmental impact. A provisional BER can be generated to ensure that a new build property will achieve those standards in energy usage and carbon emissions.

A BER rating is required for all properties that are being sold or rented, for new build houses, to avail of government grants through the SEAI,

All BER assessors sign a disclaimer to ensure that all information gathered is kept private

There are a number of steps that you can take to help your BER assessor: 

Get the property’s MPRN. Your BER report report will be based on this number. 

A general rule is that the more information that is submitted with the BER the better(higher) the BER rating will be.

All of the measurements taken on the day of the survey are entered into the SEAI’s DEAP software online which generates a BER rating

A BER report can be completed in a few days provided all information required is submitted to the assessor. The BER cert will be emailed to you and a paper copy posted if required.

Please note that a BER report be generated if there are any documents missing therefore it is recommended that all certificates are provided to the assessor in a timely manner. Examples of docs required are evidence of upgrade works, certificates, In new builds drawings, plans and specifications

The advisory report generated as part of your BER cert will outline the best options in upgrading your home or property. You can then choose which upgrades best suit your property and circumstances
